Renovated 3 bedroom villa for sale at the Arade river close to Silves and Estombar in the Algarve Portugal. A fully self-supporting water system, numerous water features and a superb domotic system round up this unique Algarve property for sale.
An unpaved dirt road leads to the entrance of the property. A tall wall separates the property from this road: a wall made of baked handmade bricks from São Brás de Alportel, oxidised slate and rectangular blocks of limestone in the middle. The exterior walls are clad in ochre stone and the top of the wall is made of a triangular-shaped Moleanos stone.
To enter the property, you’ll have to go through an automatic iron gate with two side towers. The left tower is for gas storage, far enough from the villa and easy to supply. The right tower can be used by a security guard or as a small storage area.
On the right-hand side of the entrance, there is a staircase that leads down to a marble tiled terrace where the engine room can be found. The pump of the water curtain and the low-noise emergency diesel generator are located there. This slope descends towards the beautiful lake which is fed by a wealth of inexhaustible subterranean springs. On a daily basis, over 4 million litres of fresh water flows through the canals from here to the saltwater river.
A second imposing gate with its cast iron and copper lamps gives access to the villa. Having entered this second gate, your attention will most probably still be focused on the lake and its beach, the special feature of the property, decorated with Washingtonia palm trees, limestone rocks and art. Fresh spring water, white sand and quietness all around. From here you’ll have access to a completely fitted bathroom with Sphinx sinks and toilets, Cluedo taps, mahogany cabinets and recessed lighting. There is also an outdoor shower with hot and cold water and walls made of natural stone. The engine room can be found right behind this bathroom. It contains hot water boilers (fed by 6 solar panels) and it controls the general heating of the Villa through a Carrier heating system.
Next to the villa, still on the Southside, a lounge area paved with terracotta and blue granite is covered by an aluminium pergola with fans and supported by columns made of Hunan yellow marble statues that represent the four seasons of the year.
The infinity-edged pool (depths 0.28m – 1.57m) and the built-in Jacuzzi can be found on the West side of the Villa, bordered by Ipé hardwood decking and surrounded by a ship-style railing. Their water is provided by the natural springs of the premises, duly filtered and without chemicals. The pool is made of marble stones. The pumps are controlled by a home automation system which allows the pool and Jacuzzi to be filled or emptied remotely.
On the North side, you will find a covered outside area with beautiful fossil pillars finished with an Azul Bahia granite at the bottom. Another great spot to sit and enjoy nature. The medieval- style cannons along the wall point towards the river and symbolize the protection of the villa. The artificial grass just next to it is decorative and can be used as a play area. The rest of the flooring is made of stone, all the way towards another covered area where you can park up to 3 cars. On the East side of the villa, a solid bridge made of Padu wood leads towards the Buddha garden, surrounded by Oriental art and paved with Moleanos stone and Azul Bahia granite. In the middle of the koi pond, you’ll see a fish sculpture made of carved jade stone. Next to it, you’ll find a pebble massage pool where you can walk over the smooth pebbles to massage your feet. The highlight in this area is actually the Winter garden made of an iron and copper structure and finished with an Azul Bahia granite flooring. The hillside behind it is multi-coloured at night.
The villa is surrounded by a hedge of small lavender plants and by water. The feeling is as if you are in a castle protected by a moat that circles it. An imposing front door leads to the entrance hall that is decorated with wooden-framed high quality unbreakable stained glass windows. Yellow travertine floor tiles add an element of style from the entrance to the living room and kitchen. Motion sensor lights will turn on automatically.
Natural daylight bursts into the spacious living room through a large window and terrace doors. Here you’ll also find a fireplace, a dining area, an open concept kitchen (of the Danish brand Uno Form) and views to the ground level terraces and swimming pool area. The kitchen can also be reached from the outside or through a pantry, directly from the hallway.
Further, on the ground level, you will find a bedroom with hardwood flooring which is fully prepared with multimedia wiring and can eventually turn it into a cinema room or a game lounge. A bathroom with a separate toilet room is available just next to the bedroom and the Spa area. The Spa area includes a sauna and is prepared to eventually have a Jacuzzi and a gym. It can also be used as a massage room. The gleaming grey Matrix stone flooring with texture gives this room an extra shot of personality. Mahogany wood can be found on the doors and closets, just like in the rest of the villa. You can go outside to the Buddha garden directly from here, through a Japanese gate that was specially designed for this property. A laundry room is also available and can be accessed either by the inside or the outside.
As a final touch to the ground level, a safe room has been placed underneath the stairway with all control panels of the house, including the video surveillance and alarm system. The upper level can be reached through a stairway that is made of mahogany hardwood flooring and has motion sensor lights. Upstairs, two spacious ensuite bedrooms occupy the entire floor along with one large terrace that surrounds them. An exterior stairway makes it possible to access this level without interfering with the lower level. With keyless entries, you can enter both bedrooms with a numeric code and lock them with the push of a button.
The spacious master bedroom is characterized by the large windows and the fireplace. The bathroom countertop is Persian red and includes a double sink. Apart from the toilet, you’ll also find a steam bath for two people, a big bathtub and a walk-in closet. The second room upstairs is also very spacious and enjoys beautiful views to the premises. Its ensuite bathroom comes with a high-quality green granite slab.
Climate control is provided by an underfloor heating system, as well as an air conditioning system throughout the villa. Temperatures can be adjusted by the home automation system anywhere in the house. This system also controls all inside and outside lights of the property. Internet and TV channels are provided by satellite.
There is a second gate to the property closer to the river. On the right-hand side, one of the property’s three birdwatching towers will catch your eye. Strategically placed throughout the property, these bird observatories will allow you to watch storks, snipes, spoonbills, flamingos and many more attracted by the river and the adjacent marshland. Different footpaths lit with LED lights in the evening, lead through the vegetation and artworks. Carefully chosen cultivated flora turned this place into a hidden paradise. Hundreds of Phoenix Canariensis, Syagrus and Washingtonia palm trees are amongst the many varieties. An irrigation system is not necessary here as there is enough groundwater on the premises.
The third entrance option to the property is the boat access. The property can be reached by boat when the tide is high, coming from Silves or Portimão. A quay can be placed as your own private dock. Reinforced dykes protect the property from the tides. This outer ring of protection was one of the most challenging parts of the project. The moat surrounding the villa can be considered as the inner ring - an extra protection in terms of water management and, at the same time, a very decorative item with its cannons.
The fourth access: the property has its own helicopter landing site. From the sky, you’ll clearly see the dimensions of the property. No further construction works are allowed on the premises, but there is enough space for projects such as a football pitch, squash, tennis or cricket courts and even a golf course.
For the general upkeep and repair of the grounds and equipment by performing a variety of duties on the premises such as water management and dyke control, electrical and mechanical duties, maintenance of plants, etc. maintenance staff is of essence.
