The expenses that you can deduct at the tax office when selling your property in Portugal are specified but don’t forget that in order to be able to deduct these expenses, you must provide the relevant receipts.

That is, collect the invoices with your Portuguese tax number with which the house was previously purchased. You will need to submit these to the tax authorities.

The expenses that you can deduct from the capital gains tax when selling the property are as follows:

– The Energy Certificate
– The full commission paid to the Estate Agent for the sale
– maintenance and upkeep work carried out in the last 12 years
– the stamp duty (IS) at the time of purchase
– the Municipal Land Transfer Tax (IMT) at the time of purchase
– costs associated with the deed of sale of the property
– legal fees
– the Land Registry

Once you have all the receipts for these expenses, add them up and include them on your IRS return. These values should appear in box 4 of Schedule G in the Expenses and Costs box.
